Trouble with miscreants on roof on 14th December. Poor weather has also been delaying progress. Lead roofing 90% complete. Garden wall rebuilding 40%.

Roof protection scaffold being removed.

Lead cover flashings in progress. New stone dentils complete.

24th November 2006

Lead roofing 80% complete. New cupola installed - painting in progress. Attic insulation and access boarding complete. New dentils on Hillside Crescent elevation commenced. Final fixing of new windows in progress.

Lead roofing 70% complete. New cupola in progress. Rebuilding of rear garden wall 25% complete.

Leadwork on roof in progress. Dentils on Hillside Crescent elevation removed. Window replacements in progress.

Plywood covering to existing roof 80%. Attic roof insulation 75% and access boarding in place. Stone replacement continuing on Hillside Crescent elevation.

13th October 2006

Reslating to rear roof 50%. Reslating Wellington Street roof 50%. Roof scaffold complete. Attic space cleared and cleaned.

6th October 2006

Stone replacement on Wellington street elevation in progress. Cupola removed and awaiting replacement. Unstable north end of west garden wall dismantled and ivy removed. Tranch 2 of tree work now completed. Foundations poured for rebuilding garden wall. Roof scaffold 4 weeks behind programme, though it is hoped that the lead work contractor will be able to complete in less time than scheduled so the slippage can be recovered.

28th September 2006

Dummy windows on wellington Street all replaced. Stone replacement work on rear elevation all complete. Repointing work on rear elevation in progress. Roof protection scaffold in progress. Opening up fireplaces in individual flats in progress. Works generally on programme. Window works & replacements to begin next week.

14th September 2006

Tranch 1 of the tree works on the back greens took place on Monday 11th. One of the ash trees and the elder on 10 Wellington Street's green were removed and the rowan on 28 Wellington Street's green was pruned. The tree surgeons will be returning on October 2nd to remove the other ash at 10 Wellington Street, prune the ash on 24 Hillside Crescent's green and remove three other small scrappy trees. Meanwhile, the contractors will be able to get started with laying foundations and rebuilding some of the garden walls.

The internal scaffolding has been put up on the top landing of the stair in preparation for dismantling and replacing the cupola. The architect will contact the council to see if anything can be done to boost the lighting on the stair during daylight hours as it will get even gloomier when the roof protection scaffold is in place.

Slating work on the roof is ongoing as is masonry work on the front and rear elevations of the building.

The contractors will be clearing out all the junk in the attic space shortly - maybe as soon as the beginning of next week. If you have not been up to check if there is anything of yours that you value, you should do so and remove it without delay.

 7th September 2006

Chimney 4 complete. That was the last one, so now all the chimneys have been completely rebuilt. Reslating on the Hillside Crescent elevation is complete, and the rear roof is 25% complete. Works are generally on programme.

The hedge along the front boundary of number 25 has been removed along Hillside Crescent and Wellington Street in order to prepare the way for the new railings. It all looks a bit of a bomb site at the moment, but will no doubt look much better when the railings are in and Alan gets the chance to get cracking on re-creating his front garden. 

Roof protection scaffold expected on site shortly. Internal stair scaffold for replacement of cupola expected on site shortly.

24th August 2006

Chimney 4 nearing completion. All other chimneys now complete! Slate stripping on front roof pitch now complete. Slate dressing and sizing in progress. Lead flashings in progress.

18th August 2006

Stair rep Chris Perring met with Alastair Shields, MD of Blacks, Brian Miller, Site Foreman and Iain Abbot, architect for a progress report and and inspection of progress on the building.

Chimney 10 complete. Chimney 3 rebuilt to underside of cope. Chimney 4 rebuilding commenced. (
click here to see pictures) Rear elevation stone repacement 30% complete. Front elevation gutter complete. 2 rotten rafter ends replaced, rotten timber around Chimney 6 replaced, timber preservation treatment complete. All other roof timber is very good condition considering age.

New windows for front elevation of top floor all on site awaiting installation.

Work continues to be generally on programme thanks to exceptionally good weather over the last few months - rain on the day of this meeting was about the first of any significance for some weeks.

Tree surgeons will be on site on 11th September.

Chimney 4 dismantled. Tree surgeons apponted - Frontier Forestry. Timber treatment contractor appointed.

Chimney 2 complete. Chimney 3 50% rebuilt. New chimney cans on site. Cast iron work on front elevation in progerss.

20th July 2006

Chimney 2 50% rebuilt. Chimney 3 dismantled.

14th July 2006

Chimneys 5 & 9 complete. Chimneys 10 & 1 rebuilt to underside of cope. Chimney 2 dismantled.. Chimney 4 scaffolded - awaiting closing of fireplaces. Repointing on rear elevation 90% complete. Cast iron pipework on rear 95% complete. Window mastic being raked out prior to replacement. Pitched roofs at front and rear - slate stripping in progress..

15th June 2006

Rafter ends exposed along Hillside Crescent & Wellington Street for inspection. Cutting out string course stones on elevations and window sills continuing. Infilling around new drainage pipework to rear elevation in progress.

12th June 2006

Structural engineer's report on roof with relation to extra load from new leadwork, cornice stones, chimney rebuilding progress and window lintels on ground floor. All appears satisfactory. I have a copy of the full report if anyone wants to see it.

Notes from meeting:

Chimneys 7 & 8 complete. Chimneys 6 & 5 rebuilt up to level of underside cope. Chimneys 9 & 10 dismantled to roof level - no stone re-usable. Chimneys 1 & 2 awaiting scaffolding - access required to block fireplaces (Nos 23, 24, 1F3, 2F3 & 3F3 and adjacent flats at 21 & 22 HC). Dummy windows awaiting delivery of new stone. Window cills - 3rd floor all done, 1st floor cut out awaiting new stone. Cutting out of stone on rear elevation 70% complete. Roof slate stripping in progress - existing slates in good condition.

Work is generally on schedule with some aspects of the project running a little slowly for various reasons, but others being ahead because the workforce has been realloacted when delays occur. It seems there is nothing causing problems to any aspect which could be seen as part of the critical path at this stage. Chimneys 5 & 6 - 2 weeks behind programme. Chimney 9 - 1 week behind programme. Other chimneys on programme. Cast iron work on rear elevation on programme. Other works on programme.

8th June 2006

Having received a report from a tree specialist about the trees on the back green, the contractors have now been instructed to obtain quotes per the specialist's recommendations. Also instructed to obtain quotes for a full precautionary timber survey.

1st June  2006

Chimney 9 dismantled - no stone re-usable. Chimney 8 - cope in place, cans in progress. Chimney 7 - cope 75% complete. Chimney 6 - cope in progress. Chimney 5 - dismantled. Slate stripping commenced. 3 most precarious chimneys dismantled (shown in 2nd picture from right above) and now ready for rebuilding. The stone which was removed was apparently VERY crumbly so these chimneys did need urgent attention. (click here to see pictures)

Scaffolding now nearly complete on East and South elevations. Precarious North garden wall dismantled for safety and rubble from collapsed East wall tidied up. (click here to see pictures)
